PAYSON — An expansive, state-of-the-art industrial park dubbed Payson Central Tech is coming to Utah County after developers broke ground on the site Thursday.

Located in Payson, right off I-15 at 1122 W. 450 South, the industrial development will have plenty of room for a variety of businesses at a whopping 900,000 square feet between five planned buildings.

"It's a high-profile project, right on I-15 in that hyper-growth area of south Utah County," Brandon Fugal, chairman of Colliers International, told KSL.

Fugal said the project is necessary due to the breakneck growth happening in Utah County's industrial market — one of the strongest anywhere in the U.S.

According to data from the Colliers International report about the county's industrial market, direct vacancy in industrial space remains historically low at 3.9% and well below levels seen at the beginning of 2025, something Fugal said is "astounding, given all of the new construction over the last several years."

This project, he said, is a response to meet the demand for industrial space in the county.

"Payson Central Tech ... will prove to be one of the leading industrial projects in Utah," Fugal said, adding that the site has features not typically found in industrial buildings, like 40-foot ceilings, water features and "upscale" building designs.

The first phases of the project will be operational in the next 12-18 months when businesses start moving into the space.

"We expect a diversity of users, including several headquarters operations for manufacturing and distribution companies," Fugal said.

He added that the site's location, nestled just to the west of I-15, is strategic in the sense that it will be not only highly visible, but also provide "optimal access for logistics and shipping."
